When selling your home, there are a lot of steps to remember along the way. When listing with The Village Partners, we have support staff who will remind you of important dates and what is coming up. However, it’s always a good idea to have an overview of the process ahead of time. Below are some of the steps that you’ll go through when selling your home. - A prospective Seller considering selling their home should connect with an Agent, or several if you don’t already have one in mind
- The Agent presents a Competitive Market Analysis, a Marketing Plan and suggests improvements for getting the home ready to sell
- The Seller selects their Agent
- The Seller signs all paperwork
- The Seller (with Agent’s help) “stages” the home for sale
- Professional photos of the home are taken by the Agent (Agent’s staff)
- The home goes on the market for sale (entered in MLS)
- The home is shown by Agents
- An offer is received! The Agent counsels the Seller on the offer
- If needed, the offer is negotiated
- Buyer and Seller agree on terms and go into “Contract”
- Home inspections are completed by the Buyer’s inspector(s)
- The Buyer may asks the Seller to make repairs
- The requested repairs can be accepted, rejected or countered by Seller
- The inspection repairs are agreed to by the Buyer and the Seller
- The Buyer’s lender gets the home appraised and the mortgage approved
- The title company will contact the Seller for mortgage payoff information
- The title company will provide the Closing Statement (HUD) to the Buyer and Seller 3 days before the scheduled closing
- The Seller and Buyer attend CLOSING!
